About Anderson Associates

Anderson Associates is a real estate development company that manages the acquisition, financing, architecture and construction management of selected properties. Founded in 1986 by Tom Anderson to address the challenges of Brooklyn neighborhood revitalization, Anderson Associates has grown and expanded in its ongoing efforts to respond to the challenges of real estate development in a broader scale. The firm's work has grown to include luxury housing, commercial development and property management.

Anderson Associates structures each project to maximize the benefits of its various and substantial resources. Among other things, the firm has a long history of successful historic preservation. The goals of permanence and precise detail that is fundamental to historic building restoration has formed a central core of Anderson Associates' mission. The achievement of this quality in the built environment while retaining efficiency and profitability forms the foundation of Anderson Associates corporate philosophy.

Anderson Associates is an affiliation of three companies:
  • Anderson Associates Development Group is the real estate development entity.
  • Anderson Associates Architects, PC is the architectural entity that oversees all architectural work and usually acts as architect of record.
  • Monticello Construction Corporation is bonded general construction and construction management firm.
The firm is capable of providing a broad range of development building types including market rate condominiums and rentals, subsidized housing, and mixed-use developments with commercial and retail space.

Anderson Associates has successfully utilized a variety of financing sources, including equity generated through the syndication of low income housing tax credits and historic tax credits, bond financing utilizing private credit enhancement, public funding and private lenders. The firm enjoys an established relationship with several leading commercial lenders as well New York City's primary building regulatory and administrative agencies. Its capacity to control construction costs while delivering an outstanding product has contributed to its ongoing success.

In 1999, the firm completed a highly successful 71-unit luxury condominium in Brooklyn's Cobble Hill section, The Ariana. This exceptionally complex factory/loft conversion was marked by a high level of design excellence and its large spaces sold out prior to completion and helped spark a resurgence of the condominium market in the area.

The firm has completed many other projects, including The Renaissance Apartments, a major residential historic landmark and winner of two New York City Landmarks Preservation Commission awards as well as a New York State Landmarks Conservancy award. Additionally, Anderson Associates has completed the forty-five unit The Alexander, with substantial retail, and The Brenda, a twenty-six unit project, also in Brooklyn. Other unique projects include the reconstruction of the historic Feuchtwanger Stables into loft condominiums, and the historic restoration and conversion of Old P. S. 9 in Prospect Heights.

The firm also completed The Alhambra, a major residential historic landmark in Brooklyn and received substantial recognition for its preservation work in bringing back this forty-six unit Queen Anne style gem with a complex package of financing provided by City, State and Federal funding.

Another completed project is a sixty thousand foot residential loft project in the Fort Greene section of Brooklyn, The Dawn, completed in the Spring of 2000. This rental project combined financing from the private sector and New York City's Housing Development Corporation.

Also completed is a new, sixteen-story luxury high rise in the Park Slope section of Brooklyn. This new building introduced the first new high-rise condominiums in Park Slope in over fifty years.
